We were forced into a position where we needed to sell our property in a bad market and facing potential foreclosure - hardly ideal circumstances. We had so many unknown variables and time constraints that put us in an extremely stressful situation. We connected with Sarah through an extremely reputable realtor in the area who didn't have room in her schedule at the time to accommodate our needs. Sarah far and away exceeded our expectations. The property is unique - on the outskirts of Nevada City on 27 acres with a main house, guest house, two ADUs, a cottage, a yurt, a pool and hot tub, and many other features that I won't go into detail about here. We had a list of more than 100 tasks (no exaggeration) that ideally would have been done (repairs, improvements, maintenance, etc.) to get the property into prime selling condition, with minimal resources and time to accomplish only a fraction of them. Sarah took the time to listen to and look at everything that needed attention, helping us view the property through the lens of prospective buyers and prioritize our efforts accordingly. In addition to her guidance in getting the property ready to sell, Sarah is superb at marketing. Her photographer is excellent, and she posted the maximum number of photos allowed in the listings, ensuring buyers would have a comprehensive view of all of the features of the property. In addition to the photos, she created an extremely well-made video showcasing the highlights and uniqueness of the property, as well as nearby locales and hangouts that would be attractive to potential buyers. Sarah also featured the property on numerous social media sites and created a dedicated website for it which included many features that could not be shown on traditional marketing platforms. She has really mastered the "new school" strategies to combine with the more conventional techniques. As mentioned previously we were behind on our mortgage and facing potential foreclosure - a very stressful situation which could have had a drastic impact on the sales price had the property actually gone into foreclosure. Sarah willingly and skillfully maintained contact with the lender to keep them informed of where we were in the selling process throughout, forestalling proceedings for as long as necessary for the property to get sold. The outcome likely could have been quite different had she not been involved. Perhaps most importantly, Sarah absolutely did everything in her power to maximize the sales price of the property. Every realtor is naturally going to say that the most important thing to them is to get the seller as much as they can out of the sale, when in reality a small reduction in sales price doesn't affect their commission much. Sarah really believes that the extra work she puts in to maximize sales price is worth it to ensure the satisfaction of her clients, even if her bottom line is only minimally improved. This was manifested through her marketing efforts, her communication with the lender, her time working with us in prioritizing our efforts, and in countless other ways. Sarah walked us through every step of the selling process with expertise, compassion, excellent communication, and an assurance that our situation would resolve with a favorable outcome - which it most certainly did. We are so extremely grateful to Sarah and cannot recommend her highly enough.

Sarah is a lovely soul who is very, very skilled, and she helped us with the purchase of our home in Grass Valley, California. More than hearing my wife and I, she listened. I had to go through the very painful process of selling my mother's home in Grass Valley after she passed, and Sarah was as considerate, sensitive, and emotionally intelligent as she was strategic and professional. Sarah deserves the highest rating for honesty, kindness and loyalty. We have land in Nevada City area that was not for sale. Sarah called to tell us she had buyers interested in own land for sale. She did further investigation for her buyers to learn the so called sellers were not us the real owners and land fraud was involved. The fraud sellers had pictures of our state drivers license (photos not us), birthdates, etc. Most realtors would have thought they were the real sellers of our property. Sarah checked and asked her title assistance to look at our original purpose and learned that our signatures on the original purpose did not match of the phony buyers. She called us and did not reach us. She researched more and called our son who verified we were not the sellers. ANY one interested in buying land should check with Sarah. It's sad those folks have our identity and do identity theft. It would be sadder for a buyer to buy under fraud. Thank you Sarah for your watchful and attentive honesty to keep sales safe.
